Our Commitment to Transparent Pricing

Most apartment communities make you ask about fees after you’re already interested. Application fees, admin fees, utility billing structures, move-out deductions—the full picture often doesn’t come together until you’re reading the lease.

We think that’s backwards. Every cost at Hillcrest Place is listed on this page: what you pay at move-in, what you pay monthly, what’s optional, and what we don’t charge. No footnotes that change the math. No fees that only surface at signing.

Move-In Costs

Here’s what to expect from application through lease signing. All deposits are fully refundable per the terms of your Holding Deposit Agreement and Lease Agreement.

Per adult applicant. Covers background and credit screening. Nonrefundable.

Holding deposit $300

Reserves your unit until lease signing. This amount is applied to your security deposit—it’s not an additional charge.

At Lease Signing

Security deposit $750

Standard deposit on approved credit. Fully refundable per lease terms. Holding deposit of $300 is applied, so the remaining balance at signing is $450.

Additional deposit: An additional $250–$500 may be required based on screening results. Also fully refundable per your lease terms.

Additional deposit (pets) $300/pet

Max 2 pets. Cats and small dogs up to 25 lbs. Treated as additional security deposit (fully refundable per your lease terms). No monthly pet rent.

Some costs, such as water, sewer, and trash, vary based on usage and total building occupancy and are billed by the property. Electric and gas are billed directly by SDG&E. Move-Out & Deposit Return

All deposits at Hillcrest Place are fully refundable, subject to the terms of your Holding Deposit Agreement and Lease Agreement. We don’t do “nonrefundable” deposits.

Your security deposit (and any additional deposit) is returned after move-out, minus any deductions for damage beyond normal wear and tear, unpaid rent, or other charges per your lease agreement. An itemized statement of deductions is provided within 21 days as required by California law.
